Operational Integrity

  • Multi-company. Expenses may be allocated using pre-defined "splits" percentages among entities within the same set of records, or a separate set of records may be set up for each property.

  • Automatically accounts for inter-company transactions using due-to / due-from accounting

Capturing Important Information

  • Maintenance programs for tenants, leases, suites, building, projects, regions, billing codes, splits codes, and inter-company accounting.
  • Leases may include user-defined lease abstract information.
  • User-definable splits codes for pre-defined allocations of expenses among projects.

Management Insight

  • Rich inquiry screens that allow the user to "zoom" into related data. For example, the Project Inquiry Screen shows summary information for a project, but allows the user to "zoom" in to look at individual buildings, units, or leases within the project.
  • Standard management reports: Tenant Profile, Occupancy / Realization reporting, Billing History.
  • Interface to Tincup® Data Extraction for user-designed reports without programming.
  • Interfaces to Tincup® Accounts Receivable, Accounts Payable, and General Ledger augment the manager's ability to manage and report investment performance.

Integration With the Tincup Enterprise System®

System Requirements

A minimum software configuration includes the Tincup® Commercial Property Management System, Accounts Receivable, Accounts Payable, and System Manager. It is recommended that the following additional Tincup® modules also be licensed: General Ledger and Data Extraction. Other modules that may be of interest are Tincup® Residential Property Management, Data Import, Fixed Assets, and Payroll.
